Roundhouse, a rapidly growing developer and manager of diverse real
estate projects, is seeking a dynamic individual to fill the
position of Community Manager. Founded in 2008, we have operations
in five states with over 4,000 multi-family units and over 1B of

we inhabit.The Community Manager oversees all facets of property(s)
operations to achieve financial goals and ownership objectives
while adhering to all Roundhouse policies, all applicable laws and
ordinances including Fair Housing and Equal Employment laws.Key
ResponsibilitiesDevelops monthly marketing plan for the property in
conjunction with Regional Manager. Establishes weekly leasing goals
in order to achieve budgeted occupancy levels. Maintains detailed
knowledge of market and sub-market through networks
established/maintained with significant competitors.Recruits,
hires, trains, evaluates and appropriately disciplines all on-site
employees. Conducts timely employee reviews and ensures
adequate/appropriate staffing.Schedules, coordinates and supervises
all staff/department activities. Approves and submits timesheets to
payroll including overtime and vacation schedules.Maintains and
enhances relations with prospects, residents, staff, and
vendors.Prepares and implements property operating budget.
Maintains and control property income in addition to expenses.
Completes required reports, including weekly, monthly, quarterly
leasing, variance, and capital reporting.Performs monthly review
and audit of financial preliminary reports.Maintains control of
accounts receivable in accordance with Roundhouse guidelines and
procedures. Maintains accurate resident ledgers. Initiates and
oversees eviction process working with the attorney if needed to
ensure timeliness and desired results.Endorses, posts, and makes
bank deposits daily.Negotiates, develops, and maintains all service
and capital improvement contracts per company guidelines.Oversees
all service and capital contracts for timeliness and workmanship.
Maintains required certificates of insurance.Oversees/completes
property management software accounting functions for accuracy and
timeliness.Performs regular property inspections for Roundhouse
curb appeal standards and to ensure the property is free of
hazards.Oversees the process of turning a unit to rent-ready
conditions by conducting a pre-move-in inspection. Conducts
move-out inspections and assesses charges if appropriate.Maintains
preventative maintenance schedules along with the Service
Manager.Reviews/approves lease applications in accordance with
Roundhouse guidelines. Ensures that all leases are properly
endorsed and accurate.Maintains all payroll needs for accurate wage
payment.Adheres to established policies related to fair
housing.Maintains confidentiality of co-workers, management,
owners, past and current residents, vendors, and all outside
contacts.Performs leasing and Assistant Manager job duties during
times of unfilled positions, if necessary.Plans, organizes,
promotes, and implements resident functions in conjunction with the

Requirements:
About YouBachelor's degree preferredPrevious experience as a
Community or Assistant Community Manager, or successful completion
of management-focused Roundhouse development programsGreat
supervisory and problem-solving skillsAbility to handle multiple
tasks in an organized and efficient mannerAn excellent
understanding of accounting practices and proceduresPrevious work
experience with property management software and an understanding
of Microsoft Word and Excel programsDeveloped salesmanship
skillsMust be team-orientedAbility to communicate effectivelyMust
have a real estate license or obtain one within 120 days of
employment if required by state lawDemonstrate essential
professional qualitiesSchedule: Monday - Friday, 9:00am -
